Property Manager Job Role

Job Summary: Property Manager is a critical position within RPM Pros. They work directly with our most valuable asset, our owners, as well as the managed properties and all other departments within the company. Oversee and manage work orders, inspections, property conditions, repairs, and improvements to enhance customer experiences.
Responsibilities
1. Provide concierge level customer service to clients and customers.
- Be responsive and provide direct communication with and assistance to Tenants, Clients, Maintenance Technicians, Service Providers, Trades People, Vendors, Office Staff, etc.
- Learn all RPM systems, policies and procedures.
- Learn the RPMP Lease, Property Management Agreement, Resident Benefits Package, applicable clauses in VRLTA that pertain to property habitability and safety
- Enter data and update systems to maintain an accurate and orderly flow of the assigned work orders.
- Create and manage assigned work orders including scheduling and invoicing.
- Schedule and complete property baseline, periodic and move-out inspections.
- Assess property condition (New and existing Management clients,) educate Owner on both immediate "Make Ready work" and likely future repair/replacement needs (aging windows/flooring for example.) Explain to Owner this helps maintain and grow the value of their investment property
- Make recommendations to owners concerning necessary repairs and property improvements, and get Vendor Estimates for owner approval
- Ensure repair work and property improvements are completed as approved and in a timely and cost-effective manner.
- Work hand and hand with assigned Leasing Manager(s) to create a positive and seamless customer experience for our clients.
- Determine tenant damages upon move-out and process tenant security deposit disposition statements.
- Ensure company profitability by maintaining gross margin on work orders.
